This matter came before the undersigned United States Bankruptcy Judge on the Stipulation of Nauni Jo Manty, The Chapter 7 Trustee, and Khaled Abdel-All (the "Stipulation"). There was no hearing or appearance by the parties.

Based upon the Stipulation the Court being fully advised in the premises,

1. The Stipulation is hereby approved; and

2. The sale of the Debtor's property referred to as Store 230 located at 2402 38 ^th Street E., Minneapolis, Minnesota, and legally described as The West 81.24 feet of Lots 13 and 14; The West 81.24 feet of the South 8.1 feet of Lot 15, Block 5 Hull's Addition to Minneapolis, The Northerly and Easterly boundries of the above land have been marked by Judicial Landmarks in Torrens Case No. 19507, to Khaled Abdel-All for the stated sale price of $400,000.00 was approved and is sold free and clear of liens.
